Klyon Holdings developed Persimmon House and will own and manage it for the long term. Here is what that means for you, and how the process works from today to move-in day.

You deal with Klyon directly. Viewings, referencing, your tenancy and any repairs all go through one team who know the building.

Stay as long as you like

We are building homes to keep, not to sell. Longer initial tenancies are available, and we would rather you stayed than moved.

Clear costs from the start

Rent, deposit and what is included are set out in writing before you reserve. No hidden admin fees, in line with the Tenant Fees Act.

Properly looked after

Every system in the building was specified by us and commissioned before handover, and we hold the drawings and the maintenance plan.

Furnished or not

Choose an unfurnished home or, on selected apartments, a considered furniture package. Either way, white goods are included.

Deposit protected

Your deposit is registered with a government-approved scheme and capped at five weeks' rent.

    Registered applicants receive rents, the availability list and floor plans first, and can book early viewings.

    Viewings

    See the buildings as they near completion. We will walk you through the apartment, the systems and the shared spaces.

  4. Reserve

    Reservation and referencing

    Pay a holding deposit of up to one week's rent to take your apartment off the market while we complete references.

  5. Sign

    Tenancy agreement

    Read it in your own time. We will explain the terms, the inventory and the check-in process before you sign.

  6. From January 2027

    Move in

    Collect your keys, get a demonstration of the heating, cooling and hot water, and make yourself at home.

Who lives here?

Made for a mix of people.

Seventeen homes in four sizes make for a real community rather than a single type of tenant. We expect neighbours who commute into London on the Elizabeth line, people working at Vanwall Business Park who can walk to the office, couples looking for a first home together, and families who want a terrace and a park nearby.

Pets are considered on a case-by-case basis for selected apartments. Ask us when you register.

Things people ask us.

How much is the rent?
Rents will be released to registered applicants in autumn 2026, ahead of the general launch. They will be set in line with new-build rents in Maidenhead for each apartment size. Register now to receive the pricing first.
When can I move in?
The first apartments are programmed for completion from January 2027, with the two buildings released in phases. If you have a fixed move date, tell us when you register and we will match you to the right release.
What is included in the rent?
Your apartment, its fitted kitchen with integrated appliances, the heating and cooling system, use of the shared roof terrace and cycle store, and building maintenance. Utilities, broadband and council tax are paid by you. Parking can be added for a monthly charge, subject to availability.
Can I have a parking space?
Yes, subject to availability. Undercroft spaces beneath The Terraces and surface spaces at The House are allocated on request when you reserve. Spaces are limited, so let us know early if you need one.
How long is the tenancy?
Tenancies are offered on the standard terms that apply in England at the time you sign, and we are happy to discuss longer initial terms. As a long-term owner our aim is for tenants to stay for years, not months.
Are pets allowed?
We consider requests for pets on selected apartments, particularly those with private terraces. Requests are assessed individually and are not unreasonably refused.
Is there a lift?
The Terraces has a lift serving every floor from the parking level to the roof terrace. The House is a two-storey building with stair access to the first floor.
What are the running costs like?
Each apartment is newly built or fully refurbished, with modern insulation, LED lighting and a heat-pump hot water cylinder that uses far less electricity than a conventional immersion cylinder. Cooling is available when you want it, but you only pay for what you use. Energy Performance Certificates will be available on completion.
Who do I call if something goes wrong?
Klyon's own management team. You will have a direct number and email for repairs and questions, with an out-of-hours line for emergencies.
Do you take deposits and what fees apply?
A holding deposit of up to one week's rent secures your apartment while references are completed and is credited against your first payment. The tenancy deposit is capped at five weeks' rent and protected in a government-approved scheme. We charge no other fees, in line with the Tenant Fees Act 2019.
